This exceptional deal with Adventum Group perfectly shows the real potential of integrated services. We are providing our client a comprehensive service that allows them to enhance their business potential. Four of our teams are involved in this portfolio deal: our Project Management team, and our Valuation experts were involved mainly before the transaction paving the way for our Property Management and our Retail teams who will execute operative tasks starting from Q3 2022. This way, we can help our client to re-position these assets and convert them into sustainable retail centers.

Our Valuation team coordinated the valuation process of all the 18 assets of this portfolio, which is worth in excess of 250 million EUR. The Hungarian Valuation team executed 14 of the 18 valuation process’, the rest was carried out by our Czech colleagues. We provided a service that helped our client in both the collateral and the transaction procedure. Adventum Group’s Penta portfolio is an ESG certified fund, which contains additional office buildings in Poland besides the 18 Tesco assets. As the official valuer of this fund, we value the whole portfolio twice a year, for the duration of the contract. The Hungarian team coordinates both our Polish and our Czech colleagues’ work on foreign assets, while executing the valuation of the domestic ones.

Project Management & Building Consultancy

The experts of the Hungarian and Czech Building Consultancy team provided a strategic Technical Due Diligence and ESG service for our client, resulting in a comprehensive detailed survey of all the 18 buildings: from the structure and fabric to complex engineering systems, all considered from the perspective of condition, performance, lifecycle, compliance with legislation and CAPEX forecast. Measuring technical aspects and ESG goals together was crucial to help redefine existing buildings ROI targets taking into account commercial factors that shape the built environment.

As of 15th of June 2022, our Property Management team will be responsible for complex property management tasks of six assets in this portfolio, which are located at six different cities across Hungary: Szeged, Budaörs, Székesfehérvár, Pécs, Sopron, and Kecskemét. In total, ten of our property management professionals will handle this portfolio. Additionally, our team will execute specialty leasing activities on these assets.

Our retail leasing and consultancy team is mandated with the delivery of a comprehensive leasing strategy for all the 14 Hungarian assets of this portfolio. Our goal is to restructure the tenant mix and reposition the retail galleries in the centers. We have the opportunity to integrate over 25,000 m iinto the existing retail galleries and have the exclusive leasing mandate to coordinate all international brands and national chain retailers. This is aimed to significantly increase the value of our client’s retail centers.
